The Main Street Renewal Leasing Agent is responsible for leasing homes and the upkeep of homes in Marketing status. You will “own” the home and the customer from tour to move-in. This role requires a hands-on approach, go-getter mentality, and willingness to go the extra mile for the home or the customer. The Field Agent ensures our homes meet safety and habitability standards in addition to our quality standard.

Duties Include:

  • Act as the champion of each of our homes in Marketing by “owning” the condition of the homes from the end of construction or turnover repair until a resident has moved into the home – this is done via inspections and visits to the home, conducting sparkle cleans onsite, handling minor repairs, and submitting work orders for larger issues (and then managing vendors)
  • Manage prospects and applications within the company’s digital screening process and resident management system
  • Interface with residents during the screening process to ensure all documentation and information is gathered and work within MSR to request exceptions by providing exception documentation when necessary
  • Comply with all local, state, and federal laws as well as company policies with regards to the leasing process
  • Receive residents via a high-touch transition from lease execution to move-in orientation and serve as the point of contact for residents in that phase
  • Conduct property tours of homes with prospects and move-in orientations in person or virtually with residents to onboard them onto the MSR portal and educate them about the home and company
  • Comply with all local, state, and federal laws as well as company policies with regards to the leasing process
  • Meet weekly Service Level Agreements (SLA's) set by the Leasing Manager through the management of applicants, leads, and prospects reporting, as well as, utilizing sales tactics and efficiency
  • Demonstrate a willingness to keep homes clean and “tour ready” in the field by taking an owner mentality while touring homes in marketing – must be willing to roll up sleeves and do the work necessary and identify what is required to keep homes in touring condition
  • Complete occupancy checks on homes with unknown occupants, eviction status, or scammers reported and determine if vacant or occupied by checking the homes and utilities thoroughly and reporting back to the appropriate parties timely. Assist with communications with Unauthorized Occupants and police as needed to aid in applying or vacating from an MSR home
  • Manage Housing Choice Voucher applications by collecting necessary documentation and inspections by meeting inspectors at home if necessary
  • Assist with resolving and documenting HOA/City/County violations and may include attending Violation hearings as needed
  • Confirming all homes have Marketing photos and/or escalating if incomplete and include verification that no access issues exist; Ensure all marketed homes are properly published and syndicated to company approved/required 3rd party websites

What you’ll need to have:

  • Minimum of 1-2 years with sales/marketing experience in the Property Management industry required
  • Must be a Licensed Real Estate Agent for a minimum of 6 months (Agent, otherwise Specialist w/path to license)
  • Current and valid driver's license
  • Excellent communication and people skills
  • Proficiency with Microsoft Office, including Outlook, Excel, and Word; as well as prospect and resident management systems
  • Ability to multi-task in a fast-paced work environment
  • Ability to work Tues – Sat 8:00AM – 5:00PM including occasional evening or weekend work as required
